HUD Foundation Certification for Manufactured Homes in Oklahoma City

Manufactured home in Oklahoma ready for HUD foundation certification

Buying or refinancing a manufactured or mobile home with an FHA, VA or USDA loan? Your lender will almost always need a foundation certification. This document shows that the home sits on a permanent foundation that meets HUD's Permanent Foundations Guide for Manufactured Housing (PFGMH). Without it, closings stall. Kingdom | On Point Property Inspections keeps it simple: one visit, and your certification is typically delivered within 24 hours or less.

What you get

Your certification carries the official engineer stamp and signature that lenders require. It's site-specific, and it confirms that the foundation, piers, footings, anchoring and tie-downs meet the PFGMH guidelines. Once a foundation is certified, the certification can usually be reused for future FHA loans as long as the foundation hasn't been altered or damaged.

What we look at

  • ✓Piers, footings, and support spacing
  • ✓Anchors, tie-downs and the connections to the frame
  • ✓Perimeter enclosure/skirting, crawlspace ventilation, and access
  • ✓Site drainage and grading around the foundation
  • ✓Whether the HUD certification label (the red metal “HUD tag” on each section) and the data plate are present. Lenders typically require both. If either one is missing, the buyer or seller will need to get a replacement or verification letter before closing.

Additions inspection

Have a porch, deck, garage or added room attached to the home? Lenders often ask about additions. We offer an additions inspection as a separate service, with an added fee.

Who needs it

Buyers using FHA, VA or USDA financing, lenders and underwriters, real estate agents, title companies, and homeowners refinancing into a government-backed loan. The PFGMH covers HUD-code homes built after June 15, 1976.

Service area

We serve manufactured homes within 100 miles of Oklahoma City. Travel farther out can be arranged, so just ask.

Add-on inspections, all in one visit

A foundation certification looks at the foundation only. It doesn't tell you about the roof, plumbing, electrical or HVAC. Add any of these when you book:

  • ✓Full home inspection (home inspections starting at $325)
  • ✓Sewer scope, septic inspection, or well water testing
  • ✓Termite (WDI) inspection
  • ✓Radon testing, mold testing, drone roof inspection

Every home inspection includes 360 photos. Home inspection reports go out the same day for Monday–Friday inspections, and Saturday reports generally go out Monday morning unless we've discussed something different.

Pricing

HUD engineer certification: $385 when booked with a home inspection, or $425 on its own. Additions or extra inspections are a separate added fee. Call 405-439-9899 or book online through Spectora.
